The building housing Les Appartements Château Saint-Louis, at 135 Grande Allée Ouest, in Quebec City, was acquired by Société immobilière Bélanger following a transaction valued at $21 million.
This is a building where the novelist Gabrielle Roy once lived. According to the City of Quebec, this 1925 construction has superior heritage value.
The Château Saint-Louis, with its 11 floors and 135 apartments, was the first high-density apartment building in the Montcalm district, and the only one until 1960.
The transaction was concluded with the sellers Douglas Cohen and a numbered corporation chaired by Jonathan Cohen, from the Montreal area. This is the second major acquisition on Grande Allée for the Société immobilière Bélanger, whose head office is in Québec.
“In analysis mode”
Last July, this company bought Le Claridge, which also has heritage value. The Claridge is located just a few hundred meters from the Château Saint-Louis.
“As for the Château Saint-Louis, it is not a building for which we had been in talks for a very long time, although we had dreamed of buying it for a long time”, underlined Sébastien Dion, director of the acquisition department for Société immobilière Bélanger.
“Essentially, the plans for this building are to give it back its former glory. It’s a building that is in good condition, but we want to revive it, refresh it. For the moment, we are in analysis mode. »
The H-shaped architecture, to provide more brightness to the occupants, goes to Harold Fetherstonhaugh. “The ornamental motifs of the Château Saint-Louis draw on both the architectural repertoire of the Middle Ages and the English Baroque”, specifies the City on its site.
With 3,000 rental apartments in the Quebec City and Montreal regions, the Société immobilière Bélanger continues to expand.
