The banking scales received from banking partners at the start of 2024 can make borrowers smile: 50% of them confirm the stabilization of rates real estate!

The question on everyone’s lips: why these rate cuts?
If the banks make these reductions at the start of the year, it is because the cost of money for them allows them to do so.
Indeed, as Cécile Roquelaure, director of studies at Empruntis, explains:
“The decline in 10-year OATs offered banks room to maneuver to lower their rates but we will note, as always on the downside, caution: the 100 basis points on the OAT turning into 20 basis points at the most willing partners. And the banks are right to be patient. The last few days have seen the OAT recover (around thirty basis points in less than 15 days). The real estate market needs stability , and this also applies to rates.
The last minute
And even the very last one! Indeed, while awaiting the texts allowing the implementation of the new 2024 zero-rate loan, a window of opportunity is emerging for all those who have a project for an individual house in a tense area or for new housing in a relaxed area. : the PTZ 2023 continues to apply at the start of 2024!
Two conditions for this:
- the PTZ will be carried out on the 2023 tax notice (so the RFR to be taken into account is that of 2022);
- Complete files must be submitted to the bank before February 1st.
