2024 Financial Changes: Real Estate, Taxes, and Savings

As usual, a host of new products arrives on New Year’s Day. For 2024, they are mainly marked by inflation and the ecological transition.

MaPrimeRénov’, the main financial assistance system for energy renovation, is once once more undergoing a global overhaul. Two “paths” will now exist. The first concerns overall renovations, which the government intends to boost. The support can go up to 70%, and you will need to go through a Rénov’ guide. A second route, unaccompanied, will remain possible for some, for isolated actions.

At the same time, two new aids must be launched, resulting from the merger of old systems: MaPrimeAdapt’, for the adaptation of housing to an outbuilding, and Ma Prime Logement Decent, for heavy work in degraded properties.

The zero-rate loan reform included in the 2024 budget will not come into force for several weeks, “probably between February 1 and April 1”, according to Bercy. As for the real joint lease, a device which allows housing to be purchased at a reduced price thanks to a dissociation of the building and the land, it will concern a wider public, the resource ceilings to benefit from it being significantly raised.

Taxes, savings

Due to inflation, the income tax scale is indexed: the income thresholds at the entrance to each bracket increase by 4.8%. Are you planning to buy a new home to rent it while taking advantage of the tax advantages of the Pinel system? The tax reduction rates drop to 9%, 12% and 14%, depending on the rental period (boosted rates remain accessible for specific properties).

A new feature will interest owners of building land in tense areas: a reduction on capital gains of 60% to 85% is introduced for sales promises signed in 2024 or 2025, if the land is intended to accommodate buildings of housing.

What regarding the tax advantages linked to donations? Donations to organizations working for gender equality will now benefit from a 66% tax reduction. The doubling to 1,000 euros of the ceiling for “Coluche donations” (to help people in difficulty), eligible for a 75% tax reduction, is extended. And these same rates and ceiling will apply to certain donations made to the Heritage Foundation between September 15, 2023 and the end of 2025, to restore the religious heritage of small communities.
