Rams Village: $10 Billion Mixed-Use Project to Transform Warner Center

Los Angeles Rams owner Stan Kroenke is set to make a monumental investment in Warner Center, unveiling plans for “Rams village at Warner Center,” a sprawling mixed-use development anchored by the team’s new headquarters. This aspiring project, estimated to cost $10 billion, promises to reshape the landscape of Woodland Hills, CA.

The development will encompass approximately 100 acres, incorporating the site of the former Promenade shopping mall at 6100 Topanga Canyon Boulevard and the adjacent Anthem Blue Cross site at 6100 Owensmouth Avenue. While the Promenade site already has entitlements for high-rise housing, offices, and retail, the Anthem blue Cross lot is already partially occupied by the Rams’ practice facility. Kroenke also owns the neighboring Village shopping mall, which will be integrated into the new development via pedestrian connections.

Kroenke emphasized the commitment to Los Angeles, stating, “As we embark on our tenth season back in Los Angeles, we remain committed to helping shape the future of this great city. Rams Village at Warner Center will continue to transform Woodland Hills by providing a vibrant gathering place for the community through publicly accessible open spaces, new entertainment venues, a retail village, and residential offerings. This is a tremendous prospect to develop a dynamic destination and create the rams permanent headquarters within the City of Los Angeles and we look forward to working with the City to turn this vision into a reality.”

At the heart of Rams Village will be a 350,000-square-foot Rams headquarters, utilizing the existing grass fields.Accompanying this will be a 150,000-square-foot indoor practice facility capable of hosting up to 2,500 spectators, replacing temporary structures currently in use. The existing Anthem Blue Cross building will be repurposed as office space.

Beyond the Rams facilities, the project includes two indoor performance venues: one with a 5,000-seat capacity and another seating 2,500. These venues, along with the indoor practice field, will replace a previously approved 10,000-seat arena planned as part of the mall redevelopment.

In total, Rams Village envisions approximately 3 million square feet of development across 52 acres. This includes retail spaces, office buildings, and a residential component featuring 3,000 homes, encompassing affordable housing, market-rate units, and live-work spaces.

Gensler, the architecture firm behind the project, is designing the complex to incorporate four acres of publicly accessible open space, aligning with the Warner Center 2035 Specific Plan, and an additional 5.5 acres of public space. A central park will be located within the current footprint of the Promenade mall.

A Second Transformative Project for Kroenke

This isn’t Kroenke’s first foray into large-scale developments anchored by the Rams. In Inglewood, the former Hollywood park racetrack site is undergoing a massive redevelopment with housing, offices, and commercial spaces surrounding SoFi Stadium, the home of both the Rams and Chargers.
